This course will provide Realtors with the necessary knowledge to answer title insurance questions posed to them by their clients. It will equip the licensee with specific information to assist their clients in making an informed decision of whether or not to purchase owner's Title Insurance and the potential risks involved when they decide to decline coverage.

Dealing With Parties Not Acting On Their Own Behalf

This class provides an overview of what is required when a Realtor is negotiating with parties representing other parties or entities. More and more parties involved with the purchase and sale of real estate are not acting on their own behalf but in some form of fiduciary capacity. How can you be sure the representation is valid and binding? What documents should you be asking for? Encumbrances, Judgments & Liens

This course is designed to equip the Real Estate Agent with the knowledge of encumbrances and their affect on title. Agents have certain duties and obligation to their clients. By knowing the definitions of various encumbrances and how one affects title to property, the agent will be able to explain the details and options surrounding each instance discovered in a title search. They will be able to provide the utmost level of service by working with their clients confidently and intelligently to discuss the complexities of title and ownership of real property.

This class will provide Realtors with an excellent In-Depth look at how escrows work in the Real Estate sales environment. The term "escrow" is a part of every settlement but few know how many different escrows are actually a part of each settlement. The class will review the different types of escrows, how to establish an escrow and the pros and cons of an escrow. We will review an actual Escrow Agreement and examine the wording necessary to create a complete Escrow Agreement.

Estate Planning for Realtors

This class will be especially helpful to agents who are confronted with questions from their clients about estate issues. As clients contemplate the purchase or sale of a home they often think about safeguarding the home and other assets in case of death. Clients have questions about placing the home in a Trust or how to bequeath the property to their heirs. Agents are also asked about selling/buying property out of a Trust or an Estate. This class will equip agents with a basic understanding of estate issues to answer basic questions and give them resources to refer their clients for more complex estate matters. The class will also provide assistance to agents as independent contractors who have their own questions about their own estate issues.

Ethics - (Mandatory)

This course will benefit Realtors by providing them with specific Code of Ethics and Standards of Practice all Realtors are required to observe. The information presented will reinforce what has been previously taught and help keep the industry ethics and standards an important part of business activity. By knowing the rules, Realtors will be able to provide services with the utmost of ethics and integrity.

Fair Housing- (Mandatory)

This broad based class on Fair Housing is designed to provide real estate professionals with an overview of federal, state and local Fair Housing laws and how they apply to real estate transactions. The course will examine common fair housing violations, how to prevent fair housing claims and what to do if a violation occurs. By presenting a video presentation in conjunction with live teaching, course participants receive the benefits of seeing how subtle discrimination can be and how their actions may be perceived by others. Real estate professionals will also receive required training on how to prevent discrimination through education of their clients and the general public.

Irs Code 1031 Tax Deferred Exchange

This course will give a complete overview of what is required when Realtors are dealing with parties to a contract that are buying and/or selling investment property and wish to complete a 1031 Exchange. The Section 1031 Tax Deferred Exchange treatment of capital gains is one of the best real estate investor vehicles for preserving and building real estate wealth. This provision of the Internal Revenue Code allows property owners to exchange investment property for other like-kind property without recognition of capital gains. More and more people are investing in real estate. This course will equip Realtors with vital information on what requirements are placed on a 1031 Exchange when writing sales contracts and advising their clients on investment real estate transfers.

This course deals with those real estate and financial instruments affecting the sale and purchase of real property. The course outlines the different ways an owner of property can both acquire and transfer title. We will also explore the different types of financial instruments and how they apply to real property. Finally, we will discuss how a client might be in default of his loan in the event of a foreclosure proceeding. The course provides an overwhelming wealth of knowledge and useful information for real estate professionals.

Neighbor Law

Neighbor law will equip Realtors with general information and knowledge regarding the law as it pertains to disputes between neighbors. Realtors who have this information will be better prepared to answer questions from their clients and customers as to what activity is allowed and not allowed under the law. Clients and Customers can then decide if they need to consult with an attorney. Realtors are often asked about activity in a neighborhood and what can or cannot be done with their individual property and what can and cannot be done by their neighbor. The course will review the difference between a “nuisance” and “trespass” and what the law says about trees, fences, water and noise. The course will review the most common disputes between neighbors and review and how to prevent a dispute from becoming a legal battle. Finally, the course will review what the remedies and damages are for disputes between neighbors. Knowing what the law says about being a good neighbor will provide a more healthy and peaceful living experience for everyone.

Raw Land – Purchase To Construction

This course is intended to provide Realtors with an overview of the process of purchasing undeveloped land through the initial development stages. Discussion will include zoning, topographic maps and surveys, geotechnical studies, and the need for infrastructure and building. Understanding relationships between a real estate agent and the parties to a real estate transaction is essential in providing clients with outstanding representation. Agency relationships in Virginia are governed by State Law. This course is designed to provide the Realtor with the fundamental principles of current Agency Law. Virginia Code will be reviewed in terms of brokerage relationships. The duties, responsibilities and acceptable behavior for agents in conducting a real estate transaction will be discussed. This course will provide Realtors with the knowledge of the Laws of Agency enabling them to provide effective representation of their clients.

Real Estate Contracts (Mandatory)

This class will examine in detail all aspects of a real estate sales contract. It is vital that realtors know precisely what they are asking their clients to sign. This class will review all aspects of a sales contract from the creation through enforcement. We will also cover what happens if there is a breach or default of contract and what are the ramifications of such events. Contract damages and defenses will also be discussed in detail. The class will conclude by looking at unique contract clauses currently being used by banks, builders and relocation companies. What do these clauses mean to the parties who sign them.

Laws are always changing. This course is designed to update Realtors on any new changes to the law resulting from legislation or court decisions. We will also review established law and offer updated information to assist Realtors with their day to day business. Areas such as bankruptcy, foreclosure, property owners associations, and fraud are just a sample of the topics to be covered.

The Settlement Process - Contract Through Closing

It’s all about teamwork! This course will equip Realtors with the tools necessary to provide their clients with the smoothest settlement possible. The class is designed to inform and educate Realtors on what the Settlement Company does in the course of processing a case from the point of receiving the ratified contract through the actual closing. This class will review the content and intent of the sales contract, how title issues are resolved, surveys reviewed, the interaction with the new lender and with the payoff lender, and the ins and outs of the settlement statement. Nothing is off limits. Anything and everything will be discussed. The goal of the class is to open up the settlement process and create a good working relationship between all parties involved. The Settlement Statement – Understanding The Hud-1

This class will equip Realtors with a detailed explanation and analysis of the Settlement Statement. Why do we keep using this confusing document? If I am receiving a credit, why does it show as a subtraction? Rules and regulations regarding the settlement statement discussed in detail including the Wet Settlement Act and the Consumers Real Estate Protection Act (CRESPA). The goal of this class is to thoroughly dissect the settlement statement to enable Realtors to instantly identify problems and miscalculations before the settlement statement is signed. The Settlement Process – What’s Next?

Now that I have sold a house, what’s next? Whether an experienced agent or a novice, this course is designed to educate the Real Estate Agent of what a Settlement Company does in the course of processing a case from the point of receiving a ratified contract to the date of closing. It provides the agent with guidelines and expectations of the parties involved in a real estate transaction. Agents will be asked to participate, brainstorm, and discuss creative solutions to issues that may arise causing dissent, misunderstandings, and possible delays in settlement. Avenues of resolution that work and don’t work will be explored. This course is designed to equip the agent with the knowledge required to experience SMOOTH SETTLEMENTS!
